PROCESS
We have a proven process for working with farmers which allows the farmers to stay in control of their land whilst the Farmland Alliance get the maximum value for gaining residential planning consent.

​1. Visit the farm and Inspect land

The team will come and visit your farm to asses its potential. This will normally involve having a walk around and taking pictures.

​2. Value the land based on planning opportunities

We will value what the land would be worth if planning permission for residential development was obtained. We will usually do a few valuations based on a series of planning scenarios.

​3. Agree price with farmer

We will bring our valuations to the farmer and agree a price based on different planning outcomes. Farmers have no obligation to accept.

4. Draw up agreement

If the farmer is happy with the valuations based on different planning scenarios we will draw up a legal agreement which allows the Farmland Alliance to purchase at this price if planning consent is obtained.

​4. Planning permission obtained

The Farmland Alliance will get drawings created and submit all the information required for planning permission. This process normally takes 6-8 weeks. Once planning is recieved a purchase can take place.

​5. Sale completed and farmer paid agreed price

Once the planning is agreed the legal sale of the farm will proceed. The sale will be for the agreed price and planning scanario. The sale process will normally take 4 weeks.
